Welcome to my blog, this is April Hayden-Munson, Brookfield Wisconsin Real Estate. Today I have a simple tip to help you sell your home in the spring market. Has your home been listed for a period of time and has the season changed. I find this a great time to freshen up the photos in my listings. Many have winter shots, being in Brookfield Wisconsin in the winter - that means snow and no leaves on trees. Now that it is spring - at least the calendar says that - a few flowers are in bloom and trees are starting to bud out. I have a home on the market in Milwaukee that has a Magnolia tree in the front yard. Tomorrow the sun will be shining and I will be out to take a photo of that home with the tree blooming. The current photos are just not a good representation of the home as of today. Two other properties that I listed in Brookfield Wisconsin had their photos updated this week with green grass and a few daffodils.
That's it, a simple tip to freshen up your listing. Time to get your home sold! This photo looks soooo much better than a snowy yard or bare tree.

Great tip - I cringe when I see out-of-season photos on listings. In most markets, the snow is long gone. Time for the winter pictures to go and the spring photos to appear.
Yes Scott, I am amazed by the number of agents who think it's ok to leave photos that are dated. It really surprises me that their clients aren't looking at the listings online....
April, Such good and simple tips. Now would be a good time to do new blogs on those listings. What do you think?
Margaret
Margaret - Absolutely! I will need to check on the last ones I posted....
April...I did this just as the snow left. Now I need to go back and redo the outside with green grass.
April,
You mean the snow is gone now>?

April - you never know what might catch a buyer's eyes online. Changing the pics inside should be part of the plan, too. Sometimes a buyer may have seen the listing, but new pics might catch his eye.
Bill, the green grass is here, whooppeeee!! Now more flowers, saw some tulips today.
Ann - very funny, very very funny! I hope it's gone for at least 6 months.
Virginia, I have a new little video camera, that will be my next update.
April
I know I am guilty of not updating photos; something to work on
Tom - we always have PLENTY to do don't we? Have a great Memorial Day.
